Not every household looks exactly the same and neither should housing options.
Some people need smaller homes, others need space for growing families, aging parents or adult children. And many want to downsize without losing their connections to their neighbourhood. That’s why the City is making it easier to create more housing options within existing neighbourhoods.
“We’ve simplified the process to build infill housing, like duplexes, townhomes and secondary suites ,” said James Moore, Housing Policy and Programs Manager. “These changes help empower families to meet their housing needs and increase housing options in our community, leading to a healthier housing system overall.”
The City recently introduced the infill Fast Track approval process for 1,300 eligible lots (MF1-zoned) in the Core Area. To qualify, applicants must choose from pre-approved designs for four to six units per lot that meet zoning and building code requirements. This enables a single streamlined application with approvals in as little as 10 business days.
The City developed the Infill Fast Track Virtual Assistant to support residents throughout the process, helping determine lot eligibility and guiding applicants through each step to ensure a user-friendly experience.
This faster process allows for more homes to be built, which benefits us all, because when people can find homes that fit their lives, they’re more likely to stay, contribute, and thrive right here in Kelowna.
Lots that are not eligible for Fast-Track approval may still be eligible for redevelopment. The majority of residential lots within the Permanent Growth Boundary are eligible and can follow the standard application process.
“Nurses, teachers, electricians, sanitation workers, entrepreneurs, whether they’ve been here for years or are just arriving, they all need places to call home,” said Moore. “Increasing and diversifying housing options ensures Kelowna has enough homes to meet the diverse needs and budgets of the people who already live and work here.”
With tools like the Infill Fast Track process and Virtual Assistant, the City is taking meaningful steps to support a more diverse, resilient and welcoming community, one home at a time.
