Development Permit Waiver
If a property is located in a designated Natural Environmental Development Permit Area, a development permit is required before any activity alters the land.
Typically this permit designation applies to an entire property, however, the City recognizes that:
- Some portion of a property may not be sensitive to the development being proposed;
- the proposed activity is well beyond the sensitive area contained within a property; or
- the proposed activity is minor in nature and unlikely to generate negative environmental impacts.
In these cases, a property may qualify for a Development Permit Waiver, which exempts the project from the development permit process. Projects qualifying for waiver must respect the guidelines in Chapter 7.11 & 7.12 of the Official Community Plan Bylaw.
A Development Permit Waiver application will result in either:
- the waiver of requirements for a Development Permit application
- the imposition of conditions for the proposed development in order to avoid a Development Permit application
- denial of the waiver and provision of a list of conditions that the required Development Permit application must address.
